On larger tracts of land, we strongly believe in the preservation of what nature has already provided. Thus we typically pursue the development under a “cluster” basis which allows for smaller lots, less roadway to maintain, and the preservation of open space within the project for everyone’s enjoyment.
Working your way through the regulatory agencies involved in the development of land can be extremely complex. Many towns currently have “anti-growth” or “restrictive growth” policies that place severe limitations on a developer; however, our engineers take pride in working with town planners and officials to obtain their input on the development of a project prior to the submission of any preliminary plan.
We handle everything including perimeter surveying, wetland flagging by botanists, soil analyses, water table evaluations, zoning regulation reviews, drainage calculations, land planning, road construction, bonding, and landscape architecture. For the layperson, the process of taking raw land to a finished, ready home site is an enormous task. This process, combined with the substantial upfront expenditures, creates the inherent risk of the development business.
